What a full replacement includes

A real replacement is a tear-off, not a layover. We strip the old system down to bare decking, then inspect every sheet of plywood before anything new goes on. Rotten or delaminated decking gets replaced — in Florida humidity that is common enough that we price for it honestly up front rather than surprising you mid-job.

  • Deck inspection, re-nailing to current code, and replacement of damaged sheathing
  • Secondary water barrier and premium synthetic underlayment

How long it takes

Most single-family Tampa Bay homes are a one to three day job once the crew is on site, weather permitting. Tile and stone-coated metal take longer than asphalt. The longer part is usually permitting and inspection scheduling with the county, which we handle and keep you updated on.

Choosing your material

Architectural asphalt shingle is the default and it is a good roof when installed correctly. But if you plan to stay in the house, look hard at stone-coated metal, which carries far better wind performance and can outlive two asphalt roofs, or concrete and clay tile if that is the look your neighborhood calls for.
