Most roofs last 20-25 years in Florida. With annual maintenance, that number is often 30+. The cost of the program is a tiny fraction of replacement.
What we actually look at
An inspection that is just a walk-around is not worth paying for. Ours covers the things that actually fail on Tampa Bay roofs, in the order they tend to fail:
- Pipe boots and rubber collars, which dry-rot in Florida sun long before the shingles wear out
- Flashing at chimneys, skylights, walls, and valleys
- Ridge cap and any lifted or wind-creased shingles
- Sealant at every penetration and rooftop fastener
- Soffit and ridge ventilation, since trapped attic heat ages a roof from underneath
- Gutter flow and drip edge condition
Why it matters for your warranty
Most manufacturer and workmanship warranties assume the roof is being maintained. Documented annual inspections give you a dated record of the roof condition, which is exactly what gets asked for when a warranty or insurance claim is questioned later. It is also what a buyer wants to see at closing.
When to call outside the schedule
Book a look after any named storm, after a nearby tree comes down, and any time you see a stain on a ceiling — even a small dry one. Small problems on a roof are cheap. The same problem eighteen months later is a decking and drywall job. If we find something serious, we will quote the repair honestly rather than upselling you.
