Why most roofers turn down mobile home work
A manufactured home is built to a different standard than a site-built house, and the roof is where you see it most. The structure is engineered lighter, the slope is shallow or nearly flat, and the original roof is usually a thin metal panel system rather than shingles over plywood decking. That combination needs different materials, different fastening, and a different repair approach than the house next door. Plenty of contractors would rather not learn it, so they pass. If you have already been told no, you are not the problem.
What usually goes wrong
- Seam and fastener failure — panel seams separate and screws back out as the metal expands and contracts through Florida summers
- Sealant breakdown — around vents, AC penetrations, skylights and the perimeter, which is where most leaks actually start
- Ponding water — a shallow roof that no longer drains cleanly holds water after every storm
- Storm and wind damage — lifted panels, bent edges, and debris punctures
- A previous roof-over done badly — trapped moisture and hidden rot under the layer that was supposed to fix the problem
Your options, honestly
Repair. If the panels and the structure underneath are sound and the problem is localized — one seam, a penetration, storm damage in a single area — a repair is the right call, and we will tell you that rather than sell you a roof.
Roof-over. A new roofing system installed over the existing roof without a full tear-off. It is the most common path for a manufactured home that is leaking in more than one place but is still structurally sound.
Full replacement. When there is real damage to the decking or framing underneath, covering it up only buys time. We photograph what we find and show you before you decide.
Weight matters more here than on a house
A manufactured home roof structure is engineered lighter than a site-built roof, and that rules some materials out. Concrete and clay tile are almost never an option. Lightweight systems such as stone-coated metal are usually the better fit when a homeowner wants a long-life roof instead of another repair in three years. Any material change has to be checked against your specific home first, not after the work has started.
