A roof that wears out one year before you sell still costs the full price of a roof, so the count below rounds up to whole roofs. Prices are Tampa Bay ranges for a typical replacement, not a quote. What your roof costs depends on size, pitch, how many layers come off, the condition of the decking and the material you pick. The only number that is yours is the one on a written estimate.
What else a metal roof may change
Two things a stone-coated steel roof can affect that a shingle roof usually does not: what you pay to cool the house, and what your insurer charges you. We are not promising either one, and the size of both depends on your house, your carrier and your habits. So these are yours to set, not ours. Put in your own numbers and move the two sliders to whatever you think is realistic. Leave them at zero and the tool ignores them entirely.

Why we think a cut in cooling cost is plausible, and why we will not put a number on it: field measurements by Oak Ridge National Laboratory found stone-coated metal on double battens cut peak-day heat flux into the roof deck by roughly 30 to 45 percent against direct-nailed asphalt. Heat flux into the deck is not the same thing as your power bill, and we make no claim about what you would actually save. On insurance: any credit depends on your carrier and on a wind mitigation inspection. Florida law does not permit a roofing contractor to sign that form, so an independent inspector completes it, and we cannot promise you a credit or tell you what it would be worth.
What this actually tells you
A roof has two prices. The one on the estimate, and the one you pay per year for as long as the roof lasts. The second one is the only one that lets you compare two roofs honestly, and it is the number almost nobody works out before they sign.
Divide the installed price by the years of service and you get cost per year. Do it for both systems and the ranking often flips. A roof that costs nearly twice as much on the day can be the cheaper roof over the time you own the house, because you buy it once instead of twice.
Where these numbers come from
- The price ranges are what roof replacements actually run in Tampa Bay, from our own completed jobs. Premium asphalt lands between $11,000 and $40,000. Stone-coated metal lands between $28,000 and $65,000. Large or architecturally complex homes go above those, and we have done metal roofs past $100,000.
- Asphalt lifespan. Asphalt roofs in Tampa Bay generally run 15 to 25 years. Where a particular roof lands inside that depends on install quality, ventilation, and how much afternoon sun the slope takes. Heat, UV and daily summer storms are harder on shingles here than almost anywhere else in the country.
- Stone-coated metal lifespan. DECRA publishes 40 to 70 years. The slider starts in the middle of that.
- Every input is yours to change. If you think our lifespan numbers are optimistic, drag them down and see what happens. The tool will happily tell you asphalt is the better buy if that is where your numbers land.
Cooling and insurance, honestly
Two things come up every time someone prices a metal roof: will it cut my power bill, and will my insurer give me a break. Both are real questions and neither has an honest one-size answer, so the calculator lets you put in your own numbers rather than us putting in ours.

That is a measurement of heat moving into your deck, not a measurement of your electric bill, and the two are not the same thing. How much of it reaches your bill depends on your insulation, your ventilation, your ductwork, your thermostat and your habits. We are not going to put a percentage on your bill, because we would be making it up.
On insurance. A newer roof in good condition is a better position to be in with a Florida carrier, and roof cover and roof deck attachment are both line items on the wind mitigation form that carriers price off. But what any of that is worth is between you and your carrier. Florida law does not permit a roofing contractor to sign the wind mitigation form, so an independent inspector fills it out. We can line one up for you. We cannot promise you a credit and we will not quote you a number.
So the calculator asks for your actual electric bill and your actual premium, and lets you set what you think each one would move. Leave both sliders at zero and it ignores them completely. That is the honest default, and the comparison still stands without them.
The part people miss
A roof that wears out the year before you sell still costs a full roof. That is why the tool counts whole roofs rather than fractions, and it is why the ownership horizon matters as much as the price. If you are moving in six years, almost any roof is fine. If this is the house you intend to stay in, the second roof is the real cost of the cheaper first one.
There is a second clock too. Under Florida Statute 627.7011, once an asphalt roof reaches 15 years insurers may require an inspection before renewal, and may decline to renew if the roof shows less than five years of remaining useful life. Every asphalt cycle you go through, you pass that checkpoint again.

Is this a quote?
No, and it is not trying to be. It is the same arithmetic our estimators do at the kitchen table, put somewhere you can play with it without anyone sitting across from you. What your roof costs depends on size, pitch, how many layers come off, the condition of the decking underneath and the system you choose. The only number that is yours is the one on a written estimate.
Why is stone-coated metal so much more expensive up front?
It is a different product. Steel panels with a stone coating, installed over a batten system, engineered for wind and rated for decades rather than years. Here is what it is and how it goes on.
What if I cannot pay for the better roof today?

Does a longer-lasting roof help with insurance?
Roof age and condition are a large part of how Florida carriers look at a house, and a newer roof with more remaining useful life is a better position to be in at renewal. We will not put a dollar figure on it, because what a given carrier does with it is between you and them.
What about tile?
