Systems we install

Nearly every commercial roof in Tampa Bay is low-slope, and the system you put on it decides what the next twenty years look like. There is no single best membrane, only the right one for how the building actually gets used.

  • TPO — the common choice for new low-slope work. Heat-welded seams fuse the sheets into one continuous surface, and the membrane is bright white and highly reflective.
  • EPDM — rubber membrane with a long track record in Florida heat. It handles thermal movement well and stays easy to repair years down the road.
  • Modified bitumen — multi-ply asphalt, the durable pick where technicians are on the roof constantly servicing rooftop equipment.
  • Standing seam metal — for pitched and architectural commercial, agricultural and industrial buildings, and anywhere long service life outweighs upfront cost.

What Tampa Bay does to a commercial roof

Daily summer thunderstorms, sustained heat, and UV are what age a membrane here, and they go after the details first: seams, flashing at HVAC curbs and parapet walls, drains and scuppers. That is why commercial leaks usually start at a penetration rather than out in the open field of the roof.

It also means ponding water is not a cosmetic problem. Water still sitting up there two days after a storm is working on your seams every one of those days. Correcting drainage during a re-roof costs far less than replacing a membrane you shortened the life of.

It is also the argument for documented roof maintenance on a commercial building. Catching a lifted seam or a blocked scupper on a scheduled visit is a service call. Finding it when the ceiling tiles come down is a claim, a disruption, and usually a much larger scope.

Buildings we work on

A lot of our commercial work is institutional: churches and Christian schools with large flat and low-slope roofs, where the building has to stay in use and the congregation or the students are on site while we work. Alongside that we handle retail and auto service, offices and medical, restaurants, multi-family and HOA communities, light industrial, and agricultural buildings.

We also run as a roofing subcontractor for general contractors and design-build firms who want one trade they do not have to chase. Our commercial footprint is heaviest across Pinellas, from St. Petersburg and Seminole through Largo, Clearwater and the beach communities, and extends through Hillsborough, Pasco, Polk and Manatee.

Recover or full replacement

A recover installs a new membrane over the existing one. It is faster and cheaper, and it is a legitimate option when the roof underneath is dry and code allows another layer. It is the wrong call when the insulation is saturated, because you are sealing wet material under a new roof and paying for it twice.

Where the answer is not obvious, we can core the roof to see how many layers are already up there and whether what is underneath is dry. Whether that is worth doing is a job-by-job call, and we will tell you which one this is rather than guessing at your expense.

Working around your operation

The hard part of commercial work is rarely the roofing. It is doing it over a building full of tenants, inventory, or customers. Our project managers coordinate with facilities staff and property managers ahead of time, we dry in every section before the crew leaves for the day, and we sequence around deliveries and business hours where the operation allows it.

On an active commercial leak we keep crews on call and can usually get a tarp or temporary patch in place within four hours, because a leak over inventory or a sanctuary is costing you money by the hour.

What backs the work

Every commercial system we install carries a five-year Allstar labor warranty on our workmanship, on top of the manufacturer system warranty that covers the materials. Two separate warranties from two separate parties, which is the point: if the membrane fails you are covered by the manufacturer, and if the installation fails you are covered by us.
