The leak is almost never where the water is
Water entering at a seam or a curb runs laterally along the deck, between insulation boards, or down a structural member before it finds a path through the ceiling. The stain inside tells you where the water gave up, not where it got in. Chasing the stain is how a roof ends up carrying six patches and the same leak. We trace it back to the actual entry point, which usually means working the penetrations upslope of where the water is showing.

In the detail work, not out in the open field of the roof: flashing at HVAC curbs and parapet walls, pipe boots and vents, drains and scuppers, seams and laps, and the edge metal. Every one of those is a place the membrane was cut, terminated, or bonded to something else, and they are exactly what heat and UV go after first in this climate.
Emergency response
We keep crews on call for active leaks and can usually get a tarp or temporary patch in place within four hours. A leak over inventory, a sanctuary, a server room or a patient area is costing money by the hour, so the first job is stopping the water. The diagnosis happens once the building is dry.
When repair stops being the right answer
We will keep repairing a roof for as long as repairing it makes sense. It stops making sense when the insulation underneath is saturated, when the membrane has lost its surface across the whole roof rather than at one detail, or when the repair count climbs every season. At that point each patch is rent rather than an investment, and we would rather tell you that plainly than sell you another one.
