Finding the actual leak
Where water shows up on your ceiling is almost never where it entered the roof. Water travels along decking, rafters, and truss chords before it finds a place to drop. That is why a repair that only patches the visible stain tends to fail within a season.
We trace the leak back to the entry point before we quote anything. On most Tampa Bay homes the culprit is one of a short list: failed flashing at a chimney or skylight, cracked pipe boots that have baked in the sun for a decade, lifted shingles along a wind-exposed rake edge, or a valley that was never properly lined. Finding which one it is takes a real inspection, not a guess from the driveway.
Where Tampa Bay roofs actually fail
Most roofs here do not fail out in the open field of the shingles. They fail at the details, and the same handful show up on almost every repair call we run:
- Pipe boots. The rubber collar around a plumbing vent bakes in the Florida sun and cracks, often years before the shingles around it are worn out. It is one of the most common leaks we find.
- Flashing. Where the roof meets a wall, a chimney, or a skylight, the flashing was installed once and usually never touched again. When it lifts or the sealant lets go, water runs straight in behind it.
- Valleys. Under oak canopy, valleys pack with leaves and debris and hold water against the roof instead of moving it off. On bigger roofs with multiple valleys and dormers, this is where most leaks start.
- Edges and ridges. Summer downbursts get under a rake edge or a poorly nailed ridge and peel the roof from the edge inward. Edge lift and nail pops after a hard storm are a repair, as long as they are caught before water reaches the decking.
- Tile. On concrete and clay tile, the cracked or slipped tile is the part you can see. The underlayment under the tile is what actually fails, and that is what we check.
- Coastal metal. On the Pinellas side of the bay, salt air corrodes drip edge, flashing, vents, and fasteners far faster than it does inland. We replace them with corrosion-resistant metal suited to the coast.
What a repair visit looks like
We pull a full aerial imagery report of your roof, and our crew photographs it in person, top to bottom. You get a written, itemized estimate, usually the same day, with photos of what we found and where. If water is coming in right now, go straight to emergency roof services. We answer 24/7, keep crews on call for active leaks, and can usually get a tarp or temporary patch in place within four hours.
Repair or replace?
We will tell you straight. A repair makes sense when the damage is localized and the rest of the roof still has life left — a single wind-damaged slope on a twelve-year-old roof is worth fixing. A repair does not make sense when you are patching the fourth leak in two years on a twenty-two-year-old roof, because you are paying repair prices toward a system that is going to need full replacement anyway.
If a repair is the right call, that is what we will quote. We would rather do a small repair honestly than sell you a roof you do not need yet.
Roof repair across Tampa Bay
We do roof repair across Hillsborough, Pinellas, Pasco, and Polk counties, including Brandon, Riverview, Valrico, Seffner, Plant City, Temple Terrace, Carrollwood, New Tampa, Lutz, Wesley Chapel, Clearwater and St. Petersburg. What fails depends on where you live: salt corrosion on exposed metal near the coast, edge lift from downburst wind inland, and packed valleys and limb damage in the older wooded neighborhoods. Each city page covers what we see there. Licensed in Florida (CCC1337558) and insured.
