A real replacement is a tear-off, not a layover. We strip the old system down to bare decking, then inspect every sheet of plywood before anything new goes on. How long it takes

Architectural asphalt shingle is the default and it is a good roof when installed correctly. But if you plan to stay in the house, look hard at stone-coated metal, which carries far better wind performance and can outlive two asphalt roofs, or concrete and clay tile if that is the look your neighborhood calls for.
