Full tear-off and re-roofing for aging commercial buildings across Tampa Bay, phased so the building stays open and the business keeps running.
The decision comes before the work
Replacement is the right call when the existing system is past repair or the insulation underneath is wet. A recover is cheaper and faster, and where it is legitimate we will say so rather than selling you the bigger job. The question is what is actually under the membrane, and nobody can answer that from the parking lot. Where it is not obvious, coring the roof settles it: how many layers are already up there, and whether what is beneath them is dry.
What we usually find once it is open
Saturated insulation is the common one, and it is almost always more widespread than the owner expects, because water travels laterally between layers and shows up nowhere near the leak that reported it. Corroded steel deck at chronic leak points. Old repairs stacked on older repairs. None of that is visible until the tear-off, which is why we photograph what we find as the roof comes off rather than presenting it later as a surprise change order.
Fixing the drainage while the roof is off
A re-roof is the one chance to correct ponding without paying for the work twice. Tapered insulation, additional drains or scuppers, crickets behind HVAC curbs. If the old roof held water for two days after every storm, putting an identical system back down just buys the same problem with a newer date on it.
Phasing around a building still in use
Nearly every commercial replacement we do is on an occupied building, with a congregation, tenants, students, patients or customers inside. We sequence the roof in sections, dry in every section before the crew leaves for the day, and coordinate the loud and disruptive work with facilities staff around services, deliveries and business hours where the operation allows it. Nothing gets opened up that we cannot close before weather.
Buildings we do this on
Most of our commercial replacements are churches and Christian schools, retail and automotive buildings, offices, and multi-family and HOA properties, and our footprint leans heavily into Pinellas. We also run tear-offs as a subcontractor for general contractors. Those are different buyers with different constraints: a church needs the work sequenced around services, a school around its calendar, a retail tenant needs the parking lot usable, and an HOA board needs something it can take to owners and defend. The roof system is often the straightforward part of the conversation.
Metal on a commercial building
Not every commercial re-roof has to be a membrane. Standing seam and other metal systems are worth pricing on sloped commercial roofs, on institutional buildings the owner expects to hold for decades, and anywhere you are tired of resealing the same details every few years. What decides it is the existing structure and slope rather than preference, so it belongs in the assessment conversation rather than after a membrane has already been specified.
